Kondable: condo management for Mexico without the spreadsheet
If you've ever been the treasurer of your building, you know how it goes: a spreadsheet only one person understands, a WhatsApp group where everything gets lost, and a folder of receipts nobody checks. And if you manage condos for a living, multiply that by every property you handle.
That's how most condominiums in Mexico are run. And the tools that do exist are expensive, complicated, or feel like they were built fifteen years ago.
So I built Kondable.
What is Kondable?
It's condo management software made for Mexico. One app for the property manager and the residents:
- dues and collections, with every unit's balance always up to date,
- expenses and transparency, so any resident can see where the money goes,
- bank reconciliation and closed periods, for when the building gets big,
- WhatsApp communication, because that's where residents already are,
- a mobile app on iOS and Android, for residents and admins.
One app, two views
What I like most about Kondable is that the same app works for a 10-house gated street and for a company managing dozens of buildings.
There's a simple view with few fields and plain language for the neighbor who got stuck running things. And an advanced view with taxes, withholdings, reconciliation, multiple properties and reports for people who do it professionally. Kind of like Binance's Lite and Pro modes. Nobody should feel like they're on a limited version, or an overwhelming one.
